Renting your house isn’t as easy as people generally think and you can never know what your tenants are going to be like. You can only find easy-going and kind people by offering them a great property and an offer they can’t refuse. In case your house isn’t in the best shape, invest some time and money into small repairs and improvements, but don’t break the bank – instead, find easy and cheap improvements that will help your house look amazing and help you find the best tenants out there.
Repaint all the rooms
This is probably the oldest trick in the book, but it still works – people just love the look of freshly painted walls, so give them what they want! Repainting all your rooms shouldn’t take more than a couple of days and probably won’t be too costly, yet the effect this small improvement will have on potential tenants is going to be astonishing. Moreover, this means they’ll be free to hang their own posters, paintings and other decorations, thus turning your house into their home in a matter of hours – and who doesn’t want that?
Install New Windows
This might not be cheap as repainting the walls, yet it’s just as effective. Installing new windows means you’re ready to invest some money into your rental and this is something your future tenants will definitely appreciate, especially once they realize new windows will significantly help them regulate indoor temperature all year round. So, instead of offering them old windows that don’t really do the job, you can surprise them with those fresh new windows – after all, this is one of the ways to raise your rent, so you should definitely give it a try.
Make it cozy
Everyone’s looking for a perfect home where they can start their family and spend the rest of their lives, even if they’re just renting it. Therefore, if you want to attract new tenants who won’t be afraid to pay a bit more money for a nice house, focus on coziness. Repaint the walls in warm and calming colors, turn your fireplace into the focal point of the living room and purchase some comfortable furniture they can relax in after a long day. Moreover, you mustn’t forget the kids either, so placing a few homely round rugs on the floor will give them the perfect place to play and spend some quality time with their parents. Remember, it’s all about coziness, so find some inspiration online and try to turn your home into an oasis every modern family is looking for.
Touch up the Kitchen
Again, this isn’t common knowledge, but the kitchen is actually one of the things all tenants pay close attention to when searching for their new home. And it’s only natural that modern, spacious and inviting kitchens attract the most people, which is why you need to do whatever you can to turn yours into such a space. Adding a few new appliances such as a dishwasher, a microwave and a freezer will help you rent your place more easily, so start looking for these as soon as possible. Additionally, make sure your kitchen is spotless and decluttered when potential tenants come to inspect your house.
What about the curb appeal?
Lots of people have heard about curb appeal, but aren’t sure what this phrase really means. In short, it describes the outdoor look of your house and denotes the value of its exterior, and since this is literally the first thing anyone visiting you sees, you’d better make sure it’s perfect! Doing so shouldn’t be particularly hard, and you only need to cover a couple of things: trimming the hedges, mowing the lawn, fixing the porch, adding some outdoor furniture, installing new light fixtures, using energy-saving LED bulbs, painting the exterior of the house, planting some flowers and keeping your driveway clean. Of course, you don’t have to do all of these things right away, but start with small chores and move onto the larger repairs before you start renting your house.
Finding perfect tenants isn’t easy or quick, but you have to be patient, remain positive and try to fix the aforementioned things around your house, and someone will get interested in your properly before you know it!
